Citron at Wallis Ranch

Named the master planned community of 2017 by the National Association of Home Builders, the 184-acre Wallis Ranch is located forty miles from the San Francisco Bay area. Built with both growing families and active adults in mind, it is comprised of eight distinct neighborhoods featuring single-family detached homes, townhomes, and executive homes ranging from 1,700 to 4,100 square feet. For example, according to their survey, the number one feature the active adult crowd wanted is a pool. Other preferences include a suburban location near retail space, a park area, walking and jogging trails, and a lake followed by outdoor maintenance service and an exercise room. Other preferences were more storage, increased natural light, and an expanded living space, with the kitchen intended to be the “heart of the home.”
The single-story, 2,268 square feet NEXTadventure home encompasses it all. It has an open living space, two bedrooms plus flex room, and an outdoor living room and kitchen. The Landings
Skidaway Island, Georgia
One of the country’s largest master communities and named best community by Savannah magazine, The Landings covers 4,596 acres and offers golf course homes, waterfront homes, patio homes, and customized senior community homes. Savannah with all its entertainment, dining, and cultural venues is a short car ride away.
The Landings has its own village with a gas station, golf cart center, grocery store, restaurant, library, pharmacy, card shop, flower shop, wine store banks, and churches. Residents can do errands driving their golf carts on paved trails.
For golf aficionados, the community boasts six courses, two of which— Magnolia and Marshwood—were designed by Arnold Palmer, named. Full golf privileges costs $8,000 a year plus a $33,000, non-refundable initiation fee. There are also four golf clubhouses that offer fine and casual dining restaurants.
The community has three tennis centers, a total of 34 courts, and a five hundred seat stadium for tournaments. Tennis lessons are offered and residents can join tennis leagues. Fitness enthusiasts can work out at the 48,000 sq. ft. Oakridge Fitness Center that offers state-of-the-art exercise equipment, personal trainers, and daily wellness classes. There are four swimming pools to choose from throughout the community. A sports membership costs $4,200 a year plus a $5,000 non-refundable initiation fee. A social membership is $2,850 per year plus the $4,000 non-refundable initiation fee.
The grounds also feature stocked fishing ponds and Landings Harbor is a deep-water marina located on the Wilmington River three miles from the Intracoastal Waterway. The marina has 276 dry stack storage spaces for boats up to 50 feet. The island has a second marina on the opposite side of the Landings with 74 slips for boats up to 60 feet. Pump-out stations, fuel, storage, and repair service is available for boat owners. Both sailing and speed boating are popular pastimes among community residents.
Home prices begin in the $200s to more than $2 million. Interior lots start at $50K, while waterfront lots can go in excess of $1 million.
Meridiana
Manvel, Texas
Located a half hour south of Houston, Meridiana is a different kind of planned community. The 2,700 acre site offers not just quality homes, beautiful surroundings including lakes and streams, and the usual activities but also more cerebral pursuits. The developer describes Meridiana as being “alive with learning and the spirit of exploration … with a distinct focus on education for people of all ages and life stages.” The community’s development team works closely with the Alvin Independent School District faculty to create outdoor learning and discovery experiences, each of which is designed to complement the district’s curriculum for students K through 12.
When not engaged in learning opportunities, residents can meet, socialize, play, and relax at Amenity Village that features a resort-style family pool with cabanas, café, kids’ splash pad, and a fitness center with on-site personal trainer, spinning bikes, free weights, and exercise machines. The fitness center also provides lockers, showers, and a kids’ playroom to keep them occupied while their parents work out. The community is designed to be family friendly with plenty of green space for kids to play, and an outdoor game area with a giant chessboard, ping pong tables, washer toss, and shuffle board. There is also an amphitheater for concerts.
The Amenity Village is also planning a glass-walled conservatory constructed over the water, which will be available for receptions and special event and be home to a customized, 40-foot luxury yacht that residents can use for birthdays or other special occasions. The community employs a full time lifestyle coordinator who organizes activities and events and acts as a community liaison. Another unique amenity is Soleil the Golden Retriever, Meridiana’s ambassador dog, who is tasked with brightening the residents’ day or greeting visitors at the Welcome Center.
A scenic boardwalk overlooks the lake, where residents can enjoy water activities such as kayaks, rafts and paddleboards or they can spend a relaxing day fishing off the pier. Those looking for a more energetic outing can for hiking or for a bike ride on one of the many nature trails.

Tehaleh
Bonney Lake, Washington
Tehaleh is the Puget Sound’s best-selling new-home community, boasting the largest collection of homebuilders and home plans priced from $300k to the low $600k. Located on an inlet island near Bonney Lake in the highland forest of Pierce county, Tehaleh it is a little over a half hour from downtown Seattle, offering homeowners both the convenience of nearby big-city amenities and the beauty of the area’s protected forested preserves in the shadow of Mount Rainier. Within Tehaleh are a number of distinct subdivisions.
Trilogy at Tehaleh is for adults fifty-five and older. The Trilogy brand offers active lifestyle communities with unique floor plans that start in the low $300k.
Trilogy is a division of Shea Homes. According to the builder, Trilogy “offers resort communities for discerning buyers who are turning the page from raising children and growing careers to an entirely new chapter. This chapter is about you … rediscovering passions, embracing opportunities, and creating new, lifelong friendships with people who are in a similar place in their own journeys.”
The center of activity for Trilogy at Tehaleh is the Seven Summits Lodge recreation center. Residents can go there to work out, dine, play games, socialize with neighbors, or just relax and take in the views. There are also regular activities, events, concerts, classes, and clubs to choose from.
Trilogy at Tehaleh offers several different two-bedroom floor plans from 1,825 to 2,462 sq. ft., two to 2.5 baths, and two- or three-car garages. Prices range from $449,900 to $531,447 and include up to $40,000 in incentives for select models.
Quick move-in homes include numerous options and upgrades including a stainless steel gas appliance package; tile in the master bathroom; engineered hardwood throughout the open concept living area; quartz countertops in the kitchen along with custom-made cabinetry and custom white oak flooring; and a tile surrounded gas fireplace showcasing the living room.
Inspiration Ridge at Tehaleh by Lennar offers “everything’s included” homes for new and growing families that start in the low $400s.
