What are the Different Types of Real Estate Agents?

Are you planning to buy or to sell a home sometime in the near future? By having a better understanding of the various titles, you will be better capable of choosing the real estate professional that best suits your needs.

When conducting a real estate transaction, it is important to know the types of real estate agents involved.

Real Estate Broker

Real estate brokers are licensed to sell homes and are capable of working independently. Many brokers hire real estate agents to work for them. In this case, the broker is responsible for the actions of the agents they employ.

Real Estate Agent

A real estate agent is a person who is licensed to sell home. A real estate agent is different from a broker in that an agent cannot work independently. Rather, the agent must be employed by a broker.

REALTOR

A REALTOR is a real estate agent or broker who belongs to the National Association of REALTORS, or NAR. Members of the NAR subscribe to a strict Code of Ethics and belong to certain state and local trade associations. If you have any complaints regarding a REALTOR, you can file a complaint with the local NAR board.

Listing Agent

Also referred to as seller’s agents, listing agents represent the seller in the home-buying transaction. Like a REALTOR, a listing agent may be real estate agent or a broker. As the seller’s representative, the listing agent must protect the interest of the seller.

Buyer’s Agent

Also called the selling agent, the buyer’s agent is responsible for protecting the interest of the buyer. Exclusive buyer’s agents work only with the buyer. While some buyer’s agents do work with both buyers and sellers, they generally do not do so within the same transaction.

Dual Agent

As the name suggests, a dual agent is a real estate agent who works with both the buyer and the seller. It is possible for a dual agency to occur even when dealing with two different agents. This occurs when both agents work for the same broker. It is important to note, however, that dual agency is not legal in every state.

Transaction Agent

In those states where dual agency is not legal, a real estate may serve as a transaction agent. Transaction agents are primarily responsible for writing an offer for the buyer. In this case, the agent does not represent either party. Rather, the agent is simply there to facilitate the transaction.

Cold Springs is a relatively new community in Leander, TX. Leander is an Austin suburb to the north and northwest of Austin. The neighborhood has seen a good number of home sales over the last several years. Builders in Cold Springs are Centex, Mercedes Homes and Buffington Texas Classic Homes.

Since 2009 there have been 40 new Cold Springs homes sold according to data from the Austin MLS. The average home in Cold Springs sold for almost $228,000, which was a little over $89 per square foot. Sold homes have ranged in size from just over 1,500 square feet to over 4,000 square feet. Homes in Cold Springs have averaged 105 days on market before selling.

Cold Springs has a nice amenities center with a community pool, a pavilion, play areas for the kids, a basketball court and hike and bike trails. Residents can also access a 32 acre park owned by the Lower Colorado River Authority.

Being on the eastern side of Leander, residents of Cold Springs have quick access to Leander, Cedar Park, Round Rock and north Austin.

Home building is still quite active in Cold Springs.

Lakeway Real Estate Market Update – September, 2011

There are currently 112 single-family homes for sale in Lakeway. Prices range from $212,000 for a 1797 square foot home built in 1984 with 3 bedrooms and 2 full bathrooms to $3.2 million for a stunning Lake Travis waterfront home with just over 6500 square feet, 4 bedrooms and 6 bathrooms. Of these homes, 3 are under construction, 6 are to be built, 5 are new and the rest are resale.

As for Lakeway homes that have sold in the last 30 days, 28 homes have sold and 20 are under contract. That gives the city of Lakeway a 4 month supply of inventory, which is pretty low considering how many other markets are doing. For the same time period a year ago only 12 homes sold.

The average sold price of homes in Lakeway that sold during the last 30 days was $490,517. The average sold price per square foot was $146.12. Homes sold at 91% of list price and took 86 days to sell. For the same time period last year the average sold price of a Lakeway home was $559,250 and the average sold price per foot was $160.09. Homes sold last year sold at 91$ of list price and were on the market for 117 days before selling.

So what does this tell me? More homes have sold this year because sellers are more realistic about pricing their homes. Prices are down by 14%, but homes are selling more quickly.

Lakeway is a city on Lake Travis around 40 minutes west of downtown Austin. It is served by the outstanding Lake Travis ISD schools.
