Apache Shores is eclectic community northwest of downtown Austin in the Hill Country and on Lake Austin. There are some dramatic Hill Country and Lake Austin views. Apache Shores offers residents a boat launch and day docks on Lake Austin, Geronimo Park for the kids, a pool, tennis court, basketball court, volleyball court and a nice greenbelt that follows a creek through the valley.
Single-family home sales in Apache Shores have been better this spring and summer than a year ago, but it is still a bit slow in this Hill Country city. For the time period from April 27, 2009 through June 27, 2009, 10 homes sold. The average sold price was just over $182,000 and the average price per foot was $124.44. On average, homes sold for 98.15% of list price and took an average of 119 days to sell.
Fast forward to the same time period in 2010. During the same period there were 18 single-family Apache Shores homes sold. The average price was a little over $359,000 and that put the average sold price per square foot at almost $132. On average, homes sold for 97.18% of list price and took an average of 78 days to sell.
There are currently 55 single-family homes in Apache Shores listed for sale in the MLS with 8 of them showing to be under contract. Home prices range from $245,000 to $1.399 million. Six of the homes are listed as to-be-built and one is new construction.
New construction has been very slow in Apache Shores this year. There are currently 83 lots for sale in the MLS with 3 of them being under contract. Lot prices average $70,518 and current prices range from $43,000 to $745,000 for a waterfront lot on a cliff high above Lake Austin.
