The Sky is Falling?
By Bill Brandt
OK let’s assume that you’re a home buyer or seller. It’s a great time to be a buyer and it isn’t such a great time to be selling. Having said that, the economy is still strong and growing, the stock market is bearish and we don’t have to shovel snow in Phoenix.
Depending on when you bought your property you probably have enjoyed tremendous appreciation in the value of your home. Now that the “investors” have migrated to other “hot spots” or they are now on the sidelines, the real estate market is getting back to a normal environment, based upon supply and demand.
If you’re a buyer, the prices of resale and new homes are more realistic and in general priced to sell. There is an overabundance of inventory and most sellers are motivated. The new home builders are offering all kinds of incentives and competing with the resale market as well as competing for buyers in general.
I could go on and on about the debacle of the mortgage business, buyers that are unable to qualify, those that think that the housing market is going get worse and doom and gloom is here to stay. In other words…”The sky is falling!”
Well, as you and I know, everything is cyclical. As it is written in the Bible: “There is a time for everything and a season for every activity under heaven”.
So, if you’re selling have realistic expectations and try not to be emotional…it’s a “business transaction”. If you’re buying, this is your opportunity to get a really good deal.
In my opinion, the most important thing you can do as a buyer or seller is to hire an experienced, knowledgeable, REALTOR® with proven skills and negotiating expertise.
