Single-family home – Commonly referred to as a detached home, a residential house that is freestanding from the houses surrounding it. The term single-family is derived from the implied notion that the house is fit for an average sized family. A familiar characteristic of a single-family home is the lot that the house sits on has both a front and back yard. Recently built single-family homes will often be either one-story or two-stories, with an attached garage, built in a community subdivision. The majority of modern neighborhood communities are governed by a homeowners’ association (HOA), which requires each homeowner to be responsible for the maintaining and up keeping of their house and yard. Average single-family homes for sale will usually feature a living room, a family room (or great room), an open kitchen area, a dining area, two to three bathrooms, three to five bedrooms, a laundry room, a study (optional bedroom), and a two to three car garage.

Quick move-in home – Also referred to as a quick delivery homes, or move-in ready homes, a house that belongs to a home builder and is a part of that home builder’s inventory. Another term used to describe an inventory home is a spec home. Often home builders will build a spec home for each floor-plan for each home offered in that particular community, allowing homebuyers to walk-through the different home variations. The term quick move-in notifies the homebuyer that the house is complete and ready for immediate occupancy. A quick-move in home is usually offered as is. In other words, the homebuyer is usually not capable of choosing the home’s options – i.e. kitchen cabinet design and colors, countertop colors, flooring options. With this in mind, the home builder will often build the spec home with commonly selected colors and designs base on previous home orders.

Custom built home – A custom home is regularly referred to as a luxury home. As the term custom home would suggest, the house is usually entirely designed and customized by the homebuyer with the assistance of the home builder. The process often begins with deciding on the right floor-plan to meet the homebuyer’s wants and needs, then picking and choosing every finishing touch so that the home is truly unique. There are numerous options for the homebuyer to choose from, including building materials, interior design and decoration, and appliances. In other words, a luxury home can be built without any limit to the homebuyer’s imagination. Custom home builders work solely to please their clients and to make a dream home into reality. Condominium home – Condominiums, condo(s) for short, offers homebuyers an exceptional way of living that many single-family and custom home communities cannot. Similar to apartment living, condos differ from apartments in the sense that each unit is individually owned, whereas apartments are individually rented from the property owner. Condos can differ greatly from one condominium community to the next. The most common variation of condo living is in the amenities that the community provides to its residents. Community amenities can vary between swimming pools, fitness centers, gaming rooms, sporting facilities, and miscellaneous recreational activities. Another common variation between condominium communities is size of the property lot. In high-density areas, it is common for a condominium community to be built as a high-rise structure; whereas in suburban settings, it is more common for condominiums to be built in smaller structures and spread out over a large area of land. Usually condo owners are only responsible for the upkeep of their unit and an annual fee is paid to the property management for community maintenance.

Master-planned community Master-planned communities are large housing communities consisting of multiple subdivisions often built by more than one home builder. More often than not, a master-planned community represents a diverse collection of homes able to meet different needs and budgets. When compared to single subdivisions, master-planned communities typically offer homebuyers more amenities and features – commercial centers, schools, and a community center are common facilities located within a planned community. Benefits of living in a master-planned community include the ability to choose from multiple home builders, different style homes and floor plans, and the luxury of living in an area with a strong community bond.
