Stone Canyon Lofts

Despite the slump hitting the Las Vegas real estate market, new properties are still being built. One of the keys to surviving the market is finding a niche and providing for it. Blue Heron has done just that. The family owned and operated company was started in 2004 by three Las Vegas natives and one other family member from Georgia. There first project was a small boutique community of “loft style” luxury homes offering contemporary design and plenty of options. Stone Canyon lofts quickly became the standard for the company and they are in the process of building a couple of similar communities around the Las Vegas valley. In 2007 the community also garnered Blue Heron’s first award, the Golden Nugget Awards Grand Award for the best single family home design, beating out thousands of other entries from 14 western states.

Blue Heron has focused on small, boutique communities of upscale “loft style” homes offering open floor plans and loads of options and upgrades. The homes are built to green construction techniques and are energy efficient. Recently the company has expanded their line away from the loft style homes they are known for into the estate home market. Their newest community Marquis Las Vegas, will offer custom estate size homes up to 10,000 square feet. They also guarantee consumers that their home will be move-in ready within 12 months. The community is located just a short drive from the Las Vegas strip in an established luxury neighborhood.

If you were looking for something outside of the normal cookie cutter communities and home design, Blue Heron still has a few new loft style homes available for sale at 22 Parkside.  With only 22 homes total in the community, these homes will not be on the market for long.

Richmond American Homes is having an unprecedented 10 day sales event on their move-in ready homes. Home buyers will have a huge selection of move-in ready homes to choose from all over the Las Vegas valley that can close by November 30th, just in time to collect the First Time Home Buyer’s Tax Credit before it expires.

For example, if you are thinking about a golf course community, there are move-in ready homes availabe in Terraza in Southern Highlands. Or perhaps you prefer living in a large master planned community. There are quick move-in ready homes available in Ladera Canyon in Summerlin and Tuscany Hills in Mountain’s Edge. There are 17 different communities with available quick move-in homes in Las Vegas, Henderson and North Las Vegas.

The sales event begins on September 25th and runs through October 4th. Quick move-in homes can also be customized as well. Richmond American Homes is offering special financing as well. Home buyers can pay only $996 a month on a $200,000 home and not pay a loan origination fee on select quick move-in homes that close before November 30th. Of course, certain terms and restrictions apply. Richmond American homes is also offering up to 3% in closing cost assistance for select homes during the sales period.

The real estate market has had new home builders scrambling to attract home buyers. In order to compete with the massive amount of foreclosures available, Richmond American is offering options not typically found in a Las Vegas home.  Their latest community Elsinore is a prime example.

These homes are priced starting in the high 100′s and offer some unique options and standard features. Some homes feature dual pantries in the kitchen, large laundry rooms and airy lofts. Home sizes range from 1,550 square feet up to 1,900 square feet. Homes are available with up to four bedrooms and two and a half baths. The homes are also Energy Star certified by independent energy use auditors. Currently there are several homes under construction.

The Elsinore community is located in the growing southwest portion of the Las Vegas valley in zip code 89141, just a short drive from Mountain’s Edge. Residents will enjoy close proximity to the I15 freeway, Goett family park and plenty of retail and dining options.
