The Illinois Housing Development Authority (IHDA) has helped many communities with their efforts on helping low income homeowners either purchase new homes or fix them up through state grants.
Turns out they also have a program that first time home purchasers can apply for on their own without having to compete against everyone else in a specific community, since those loans usually only go to so many people at a time. There are numerous mortgage loan plans, including down payment assistance programs, that can help a lot of people purchase their first homes in the state as long as they fit certain financial requirements, since these programs are for low to moderate income families.
What they attempt to do through what they call the I-Loan Mortgage Program is get these potential homeowners low interest rates with local banks and nonprofit home counseling agencies as a first step to make sure the homes will be affordable. Of course they’re going to verify your income and make sure your employment is legitimate and viable enough for people to purchase these homes but if they qualify, they can get grants to use towards downpayments or financing of the homes. There is another program that’s specifically geared towards only down payment grants of up to $5,000 as well.
The federal tax credit is gone, but the state of Illinois still has many programs that help first time home owners, low income homeowners, and even existing homeowners in some fashion. Check out the IHDA website to learn more.
