It’s hard to hear, but true.  I have been on many showings, where I hear from prospective buyers that they love the house, just not the neighborhood.  Or that this house is a diamond in the rough.  So what is a homeowner to do?  Talk to the neighbor delicately.  You can’t just come out and say “Hey, your house is a mess.”  No one likes to be attacked.  But if you offer to have a clean up day, and maybe pull weeds, mend a broken fence, pick up litter or rake leaves with the homeowner, they may see the value it adds to their property.  </p>
<p>Sometimes selling your property will take more effort for you in the neighborhood, than just at your house.  If you speak to your neighbor and still don’t get a positive response, you can see if they are breaking any codes or deed restrictions.  Purchasing a home in a deed restricted neighborhood has its benefits.  The homeowners association should be willing to work for you in getting the neighbor to clean up their property.  They also generally have rules on the color of paint they can use, the parking of RV’s and boats on the property and general maintenance.  </p>
<p>But it’s important to make sure you get the homeowner’s permission before fixing any problems on their property.  Otherwise it’s trespassing, which means you’ll be breaking the law.  Sometimes you’ll find by talking to the neighbor, they may have a good reason such as an injury, financial burden, or various reasons that they let their property go.  They truly may appreciate the helping hand you&#8217;re willing to give to make their house appealing like the rest of the neighborhood.  </p>
<p>Lastly, if you live in a community with an entrance, make sure it looks neat and tidy.  Pulling weeds, planting fresh flowers, and repainting a sign can be quick fixes to spruce up what is often the first impression of a neighborhood.  But be sure to make sure there isn’t a homeowner’s association or community contact you need to talk with first.  Sometimes your neighbors will be willing to schedule a clean up day and work with you.   A little hard work truly can make all the difference in the appearance of a neighborhood and bottom line of your sale.</p>

From antique shops, art galleries and specialty shops this is where you can come to browse for hours! </p>

Hurricane season is a fact of life, but planning for it is key.  Seeing the devastation that Hurricane’s Charlie and Katrina left behind, there are many tips to follow to make sure you and your family are as prepared as possible <a href="http://www.redcross.org/" target="_blank">in case of an emergency</a>.</p>
<p>Let’s start with preparing your home.  For most families, it is your largest investment.  Shop for window coverings as soon as possible.  From shutters, to plywood, you want to shop now and have them pre-measured and cut to size before you need them.  If you wait until the last minute, the stores could be sold out.  Plan to be without power for some time.  If you can, buy a generator now and as the storm grows near, put ice inside coolers to keep essentials cold as long as possible.</p>
<p>Check your insurance policy now.  Make sure you have adequate coverage, including flood coverage if needed.  And if you have recently added storm shutters, make sure you tell your insurance agent.  This could reduce your annual premium!  Also, find important paperwork such as birth certificates, passports, insurance and financial records, that you can place in a waterproof box that is easy to carry.  If you have room, also place inside some irreplaceable items such as pictures that you cannot replace if your home was destroyed.</p>
<p>Begin to purchase items you will need each time you go to the store.  Stock up on bottled water, canned foods, toilet paper and trash bags.  Items that don’t need refrigeration are important as you may lose power for many days.   Also don’t forget to pick up flashlights, batteries, a first aid kit, a non cordless phone and battery powered radio.  Make sure you keep your gas tank full, as well as loose gas cans in case the gas stations start running low on fuel.  You should keep cash on hand as well.  Credit card machines and ATM machines require power, and many times you will need items and vendors will place signs saying cash only sales.</p>
<p>If you have children it’s important to think of their needs.   Diapers, formula and jarred baby foods are essential items that could sell out quickly when a storm comes near.  Also, pick up a new board game, coloring books or craft items that can be done if the power goes out.</p>
<p>Lastly, make a plan of where you will go if you need to evacuate.   Whether it’s a hotel or a relative’s house, it’s important to decide ahead of time.  With a little preparation, your home and your family can be ready for a storm.  Just plan ahead so you are sure you have as many items to keep you comfortable for as long as needed.</p>

Start by straightening up your home.  Put newspapers in the garage, clean off the tables and reduce your personal collections.  While you may enjoy collecting an item, too much of it can overwhelm a space.  A few personal items will make a space feel warm, but not cluttered.</p>
<p>Second, confine your pets.  If you can remove your pet from the home, this is ideal.  But if that’s not possible, place them in a crate in a room that is not essential to the tour.  If they like the <a href="http://newhomessection.com/florida-real-estate/tampa-home-builders/" target="_blank">new home in Tampa</a> enough to come back, remove the animal the second time so they can have the full showing.</p>
<p>Keep the lights on and window blinds open.  Natural light can brighten up a space.  Don&#8217;t leave the lights to the Realtors; they do not know where all the switches are.  If you leave them on, no one will have to search to find them.  It’s also important to leave the air conditioning or heat on, depending on the time of year, at a comfortable level. <p>Make sure your home is available for showings, preferably when you’re not there.  Buyers can feel uncomfortable looking at a home if they think someone is watching their every move.  A Realtor is experienced in sales, and can best answer questions effectively for you.</p>
<p>Make sure all dishes, shoes, clothing, and towels have been picked up.  You want your home to look its absolute best.  It doesn’t have to look impeccable, but you want it to look clean and uncluttered.  Last minute details such as washing or waxing the floor, vacuuming, or removing grease and grime can enhance your home&#8217;s appeal.  It seems silly to some but making sure the showers are free from soap scum and the furniture has been dusted, shows a prospective buyer you’ve taken care of this home.  No one wants to buy a home that has been neglected.  Take a few extra minutes and make sure buyers can see the beauty your home has to offer.</p>

<p>The days of using new cars, landscaping, swimming pools, and other gimmicks to entice buyers to purchase a new home are all but over. Many builders are failing to realize what is truly important to their buyers, money, or lack there of. Buyers aren&#8217;t looking for anything other than a monetary incentive to buy, for example, the <a href="http://www.newhomessection.com/blog/8000-taxa-credit-for-home-buyers-economic-stimulus-plan-is-law/2009/02/17/">$8,000 tax credit</a> for first time homebuyers.</p>
<p>Part of the problem lies in the fact that many builders are still sitting on large inventories. The good news, however, is that many of these homes have been reduced in price. Reduced to the point where they compete with foreclosed home pricing. Additional good news for buyers is that interest rates are at, or until just recently were at, all time lows. Still, very enticing rates can be found.</p>
<p>Many of the nation&#8217;s larger builders have geared away from offering material possessions as an incentive to purchase a home from them. In fact, builders such as Toll Brothers, Pulte, and Lennar, to name a few, are offering incentives which can really make a difference to a buyer. Builders have been following suit behind the auto manufacturers with offers such as <a href="http://pulte.com/predefined/great_time_to_buy.aspx">employment insurance for qualified buyers</a>.</p>
<p>According to the Arizona Republic, <a href="http://www.newhomessection.com/new-home-builders/category/toll-brothers/">Toll Brothers</a> has been offering a policy that will cover up to $2,500 a month in mortgage payments if you lose your job.</p>
<p>Enticements such as this, plus zero closing costs, and low interest rates are some of the incentives needed to get buyers to purchase a home in our current economic condition.</p>
<p>A couple years ago <a href="http://www.newhomessection.com/new-home-builders/category/shea-homes/">Shea Homes</a>, was offering buyers of particular homes in select communities a free hybrid Toyota Prius with the purchase of their new home. But as the economy continued to worsen at a rapid pace, layoffs were escalating, and foreclosures were far more attractively priced, Shea and other builders started adding features that buyers truly wanted, including design features, upgraded materials, and high-end appliances.</p>
<p>The median price at the year end of 2008 for a new home was $214,397 in the Phoenix area. That is $28,000 less than it was in the end of 2007. These homes prices, interest rates, flexible finance plans and other financial incentives currently being offered by home builders could make buying a home an incredible opportunity if you are able to take advantage of it.</p>

They imagine the perfect husband, the gorgeous dress, and how many children they will have.  Very rarely do they even consider their future husband&#8217;s financial flaws.  And I think it’s important to point out that the perfect wife can come with financial blunders as well!  When you get engaged to be married, you don’t want to think about all the pitfalls you may encounter.  You want to look through to the future with rose colored glasses.  But it’s important to remember that marriage is a financial agreement as well as an emotional one.  So before you say I do, remember that it may be important to take an honest look at each others spending habits, financial strengths and weaknesses along with long term goals.  Beware of focusing only the the current goals.  Just because your love currently is responsible and ready to save money for that perfect honeymoon, new home or other investment, doesn’t mean he or she has always been this way.  Not paying that credit card bill in college, or walking out on a bad landlord, could come back to bite both of you a few years later when you’ve secured that great job and are ready to be serious about your finances.</p>
<p>One of the many and often first financial arrangements couples make is for example, <a href="http://www.lipplyrealestate.com/buying.php" target="_blank">buying a Tampa Bay home</a>.   If you apply together for a loan the lender will pull both your credit scores.   If one of you has perfect credit and the other is really flawed, they don’t just become averaged.  Lenders look at both scores independently when reviewing an application.  It can sometimes be wise to apply for a loan in the name of only one person.  But then that person is saying they are solely responsible for making sure the loan is repaid.  Secondly, if you apply singly, you will only be approved for the amount that you can secure on one salary, not jointly.  So this may mean you will need to settle for less of a home, when really together you can afford more of a home.   If you do apply together, it’s important to realize you may not get the optimum interest rate if one of your scores is low.  A lender may approve you, but at a higher rate.  If you decide that one of your credit scores is going to be a deal breaker, you can always leave the person with bad credit off the loan and put them on the title to the home.</p>
<p>When young couples marry, there is often another problem.  One of them has no credit.  But remember, no credit isn’t bad credit. It just means they have not established a credit history yet.  Lenders will look at them cautiously, but will not completely rule them out as they would someone with bad credit.</p>
<p>So while you always want to marry for love, sometimes your husband or wife will bring a good or a bad gift to the union.  Do all you can to make sure you bring a healthy credit score with you!</p>

This means $8,000 in your pocket as reduced taxes or added income. How does this work? Even if you don&#8217;t owe $8,000 in taxes, you will still receive the full amount of the tax credit. Lets say you only owe $2500 in taxes. After the tax credit is applied, you will receive a refund check in the amount of $5500! That&#8217;s money in your pocket that can be used to replenish expenses that come with the purchase of a home such as down payments and closing costs or the furniture needed to fill your new space.</p>
<p>Have you owned a home in the past? You may still qualify! Those who have been homeowners in the past can still qualify for this federal tax credit as long as they have not owned a home within 3 years of making their current home purchase. This means although you may not technically be a &#8220;first-time&#8221; home buyer, you can still take advantage of the benefits this tax credit has to offer.</p>

On the other hand, if the red bulbs are too extreme an idea, you can always go with a softer light that stays directed towards the ground. Using the softer light should be a lot easier on your eyes at night. When choosing the lighting for your porch, keep in mind that the lights should always match the overall feel of the room and the architecture of your home. Try not to buy inexpensive lights, they have a tendency to tarnish and pit rapidly.</p>
