Depending on what you’re looking for, you can rent or purchase affordable living space or spend more money for something a bit more spectacular. There are over 500 units in all. Condominium prices range from a low around $70,000 all the way up to $300,000. On the low end one can purchase 1 bedroom homes with a den and a 1-car garage, or they can go extravagant and shoot for 3 bedroom units with a den, master bedroom, 3 bathrooms and 2-car garages. Every once in awhile the community allows for specially designed units to be built, and all is monitored by the Villagio At Estero Condo Association‎. There is a $349 monthly fee for living in the area, but all maintenance is taken care of.

With prices that have dropped almost 50% from what they had been going for a year ago, buyers are grabbing great deals on luxury condos worth way more than what they’re paying. At one complex known as The Caribbean, which was featured last year in a New York Times article because it only had one tenant who could afford to be there, prices went from $1,100 a square foot to around $600 once new owners took over, and suddenly out of 103 units only 15 are left, and all have bids on them.

While it’s been hard to sell homes in the Miami area, more than 1,000 condos were sold between May and December of 2009. That’s probably because the average price of condo’s has come down to around $300 per square feet, and the median price of a condominium in the area has gone from $275,000 to around $135,000.

This means that there are great deals to be had, even with new high rise complexes being built. It’s a good time to look at condominiums in this area as your new home.

There are two major floor plans. The first is the Milan, which starts at about $140,000, with 1,585 square feet home, 3 bedrooms, 2 1/2 bathrooms and a 1-car garage. The Montenero starts around $160,000, and also has 3 bedrooms and 2 1/2 bathrooms, but is a little larger at around 1,700 square feet and has a 2-car garage. Both designs have master bedrooms with walk-in closets and 2-sink vanities in the master bathroom.
