$700 Million Coming To California To Help The Housing Industry

California is a state that’s had a lot of housing problems over the past two years. Now the federal government is going to be sending money to the state to help out in some way.

The California Housing Finance Agency will be receiving $700 million out of $1.5 billion coming to the five main states whose housing industry is in major disarray, via the Emergency Economic Stabilization Act. The idea is to help these states stimulate programs that will help out homeowners such as loan modification, short sales, and other things as necessary.

The CalHFA has until tax day, April 16th, to come up with a plan that helps low and moderate income homeowners with their housing issues. This is geared towards helping those homeowners whose homes are suddenly worth way less than what they’re trying to pay mortgages on. California is one of those states whose homeowners were victims of bad mortgage loans. If the federal government agrees with the plan, the money will be sent to the state in July.

Governor Arnold Schwarzenegger was ecstatic, saying :California has been hit hard by the housing crisis, and while my Administration took decisive action that has helped many Californians stay in their homes, this new funding will play a vital role in aiding the state’s neediest homeowners. I am glad that the Obama Administration is recognizing the continued need in California. This funding is more than just critical assistance for families, it means stabilizing neighborhoods and entire communities. I have directed my Housing Finance Agency to put together a thorough action plan to ensure we get every dime of this funding and assist the greatest number of Californians.”

Vintage Communities is a luxury home community builder based in Southern California that believes a beautiful home is more than just buying a house and putting it anywhere. Something they like to do is find land that has attractive views and is away from the normal rush of everyday life, then build top quality homes based on the requests of their clients. At the present time they have one community already in existence and two others where they’ve purchased land, but have yet to build any homes. The Irvine Company Already Sells 400 Of 700 New Homes

Following up on plans that were originally expressed last October, the Irvine Company has stated their intention to have homes built in the north Irvine Woodbury and Woodbury East neighborhoods, just west of the former El Toro Marine base in Irvine, CA. The intention is to eventually have around 700 new homes in the community, and they’ve already gotten the approval for 400 qualified buyers, which is amazing.

They’ve already had 21 model homes built, with 4 more models to go to show off the 25 different floor plans from 6 home builders: Van Daele Homes; Brookfield Homes; KB Home; TRI Pointe Homes; Lennar Homes; and The New Home Co. Some new concept they’re hoping to exhibit is something known as a “California room”, which is a new concept in sunrooms, a roof-covered patio where families can dine in fair weather. The designs will also have large kitchens and great rooms being blended into home entertainment centers. Homes will range from between $300,000 to $850,000. There will be 8 different developments for a little bit of segregation, with names like Montecito, Sonoma and Carmel.

It’s all being managed by The Irvine Co, which initially tried to create the same concept in 2004 but, because of problems with the housing industry, had failed until now. They’re calling this rollout the 2010 New Home Collection, and believe that it signals that the time has come for the housing industry to recover from past bad times. What’s happening this time around is that The Irving Co. will have all the homes built and will be the owner of record until homes are sold.

The Irvine Company is launching its first big new housing project since what it calls “The Great Recession” hit, all but killing new home sales. Called the 2010 New Home Collection, the company has hired six home building firms to build and sell the homes. They’re working with the home development arm of the company known as the Irvine Community Development Co., which is led by former Santa Ana mayor Dan Young, who was quoted as saying “If we didn’t think the Great Recession was over, we wouldn’t build these homes.”
