The Bosa Development Corporation, a privately held company led by its founder and president Nat Bosa, has built seven condominium projects containing more than 1,700 units in downtown San Diego over the past nine years, and three times that many in Vancouver and Alberta Canada during the course of his career. Nat Bosa is quoted this week in the San Diego Union Tribune with his thoughts about the current market for new homes in downtown San Diego, the events which have led the market to where it is today, and the direction that the real estate market is heading. Mr. Bosa is an experienced real estate developer, age 64, and in the real estate business for most of his life. Originally from Vancouver, he has been building new homes in San Diego since 2001, and his track record is unmarred by failure.

Looking back, Bosa largely blames the banks for leading us into the housing downturn by making so many loans to unqualified home buyers. At present Mr. Bosa feels that San Diego real estate is a huge bargain. He is puzzled by the reluctance of qualified home buyers to buy at today’s prices.

Mr. Bosa says properties downtown are so “stinking cheap, it’s ridiculous”. He confidently says that reluctant home buyers will be sorry if they don’t buy now because “Prices are going to rise instantly by 20 to 25 percent from where they are today.” How does Mr. Bosa know? He’s been through a lot of market downturns and recoveries. “I’ve seen it every time”, he says.

Bosa’s seven well-known downtown San Diego condominium projects are:

  • Horizons – 211 luxury high rise condominium in the Marina District, downtown San Diego. (Built 2001)
  • Discovery – 199 units in a 22-story high-rise luxury condominium tower on Cortez Hill overlooking the city. (Built in 2002)
  • Park Place – 178 modern upscale condominiums in the Marina District with city and water views. (Built in 2003)
  • The Grand – 444 condos in two luxury condo towers on the San Diego harbor, west of Santa Fe Depot. (Built in 2004 and 2005)
