I am not sure that many people would want to move to Arizona. Its hot and seems like a rather desolate area to live. Maybe some of these incentives could change that.

With the over supply in markets are these type of incentives creating any momentum?

I think to move through record inventories around the country more and more states should consider housing incentives, tax credits grants etc to help stimulate sales otherwise its going to be a very long correction.

That is really decent list for this times. Arizona is really suspicious for investment these days, but who knows, maybe someone will be happy to move there.

I am actually quite shocked the incentives are not more than they are. I would have thought in a tough market like Arizona the builders would be offering more. These don’t seem that crazy to me at all.

I’m just happy to see builders still advertising period. With the number of builders that have not been able to make it at all, it’s great to see others still out there selling.

I would think that incentives are a vital component to the new home builder selling proposition. With all the competing repos and resales, buyers have to feel like they are getting a good deal when they look at a new home.

I am surprised to see the “Get a brand new condo for ZERO down.* at Cobalton32nd.com.

I know there is an asterisk by this but I would think with the mortgage meltdown that there would be zero ‘no money down’ loans offered.

Talk about incentives! Just a stones throw away in Las Vegas, builders are doing everything they can to liquidate. Interesting investigations into builder fraud may begin to reveal certain builder tactics as well. Great blog!

@Kevin - Arizona is a great place to live! Few hours from Las Vegas, Mission Beach in San Diego and Mexico. The weather has been great now that it is not 115 degrees outside anymore. :)

@Mike - These are just the incentives from our local newspaper here in Arizona. Newspaper advertising has been on the decline for awhile. You can always check out the incentives offered on our main site ;)

@Jim - Thank you for stopping by! Hope to see you again soon.

I’d have to agree with NewHomesGuy, Arizona is a great place to live! Especially this time of year. Highs are in the 80’s, lows in the high 50’s, sunny all day, perfect weather and it will be like this for the next several
    months.

One thing is for sure builder incentives are not what they used to be. On the other hand, most builders are already priced at their rock bottom, and that is barely break even for them. If the go any lower on their prices they will be losing to much.

Most builders in the Phoenix area are retooling their prodcut lines and building smaller homes with less features in an attempt to capture the first-time home buyer and compete more with the foreclsoures in the market.

Gone are the days of buying a new 4,000+ sf. McMansion!
