07 Jul 08 Phoenix Real Estate Transactions Up

Radar Logic has recently released its RPX Monthly Housing Market Report for April 2008, the report examines Metropolitan Statistical Areas (MSAs) and measures price per square foot along with transaction counts for each area.

The good news for the Phoenix real estate market is that the transaction count experienced an increase of 23.2 percent from March 2008 to April 2008. There were however some setbacks, as price per square foot dropped 2.9 percent during the same months. The year-over-year price per square foot decline for Phoenix between April 2007 and April 2008 is 25.5% to $122.60, making the city 22nd out of the 25 RPX MSAs studied.

A significant increase in motivated sales is seen in the year-over-year comparison; as Phoenix experienced an increase of motivated sales of 2.2 percent in April 2007, to a 22.2 percent increase in April 2008. However, both motivated and non-motivated sales have shown declines in price per square foot, over the past twelve months.

The best performing MSAs, year-over-year, are Charlotte, North Carolina – 1.5 percent increase in price per square foot, to $99.09; and Columbus, Ohio – 0.1 percent increase, to $96.50. All other MSAs experienced declines between 1.0 percent – Milwaukee, Wisconsin to 31.7 percent – Sacramento, California.

As anyone who has worn black clothing during midday in the Phoenix sun knows… your black clothing is absorbing the heat, causing you to be much warmer than you would be if you were to wear light colored clothes. The same principle applies to the color of your roof.

Studies provided by Lawrence Berkeley National Laboratory and Florida Solar Energy Center have shown that by having a “cool roof” installed, will result in up to 40 percent energy savings—a savings of roughly $750 million each year, nationwide. A cool roof—light colored roof that aids in repelling sunlight—can reduce roof temperatures by about 50 – 60 degrees Fahrenheit. 31 Mar 08 Chandler Arizona Soon to be Fourth Largest City in the State

As of recently Glendale, Arizona was the fourth largest city behind Phoenix, Mesa, and Tucson. While both Glendale and Chandler have right around 250,000 residents each, it is estimated that Chandler will have surpassed Glendale’s population in the very near future.

With the instability of the current housing market, it is difficult to predict the population increase in most large cities across the nation; and Glendale and Chandler are no different. Between 2000 and 2006, Chandler experienced a population growth of 35.9 percent; Glendale only saw a growth increase of 12.7 percent.

The difference in population amongst these two cities does not necessarily mean much to local officials and residents. It is believed that, if anything, there may be a slight impact on potential residents who are researching Arizona cities they may wish to move to.
