There are probably thousands of homeowners that are waiting for home values to increase before they put their home on the market. As they wait , many of them are doing everything possible to increase the properties appeal and value.

There are many things that can be done to your home to make it show better and sell quicker. Readying a home for sale isn’t something that has to be done in one day or in every room at once. Do one room at a time; don’t start on another room until you’ve finished the previous room. It will make the process easier to manage and less overwhelming.

De-Junk Your Home

Over the years you’ve probably collected several items that you now have a personal attachment to. Try to detach yourself from things you don’t need, the attachment makes it easy for you to lose momentum when trying to de-clutter your home. De-cluttering your house properly and quickly takes a step-by-step oranized approach. A good way to start is to place items in certain categories such as trash, recyclables, storage, donations, etc… When readying your home for sale, de-cluttering it is one of the first things you should complete.

You’ll want to de-clutter your home once again before showing it. This time, you’ll be removing personal items like knick-knacks and pictures – items that will make it difficult for a potential buyer to picture the home being their own.

Take Care of the Small Fixes

Regardless of how well you’ve tried to maintain your home, there are going to be items that need fixing.  If you want top dollar, you need to complete all necessary fixes before you put your home on the market. Common improvements/fixes that need to be made are woodwork, molding, fixtures, and flooring. If a contractor needs to be hired, seek references from friends and colleagues and make sure that the work is done properly and completely before writing the check.

Paint Rooms and Touch-up Areas

You’d be amazed how much a fresh coat of paint will do for a home. If you don’t have the time or budget to paint your whole house, paint the most important rooms in your home. The kitchen, family room and master bedroom are all “decision” rooms. Give these rooms a new look with a fresh coat of paint and your house will have a better chance of impressing a potential home buyer. In addition to painting rooms, take the time to use touch-up paint for areas that may have a few scratches.

Cleanliness Sells

After taking the time to de-clutter your home, paint where you can and repair areas of your home that need repaired, make sure you set aside the time to clean every area of your home well. The cleaner your home is, the more it will stand out to potential buyers. Spending time cleaning every small area in your home will always pay off in the long run. A house that looks truly clean shows better and will sell for more.
