Both Businesses and residents now realise Oakland now has lower costs of living, including less expensive housing and cheaper rent than San Francisco, but for how long? I mean until people catch on and everyone moves there, the place will be populated and higher expenditure will than increase.

I am quite optimistic about this. People are usually skeptical about big real estate projects. More or less they survive.

I would be interested in finding out how this unfolds. 10,000 new residents seems like a lot to expect even with such large scale development plans. Is there going to be a next economic expansion cycle? LOL. Some days it wouldn’t seem so.
