If the above reasoning isn’t enough to sway you towards buying new… I would strongly recommend visiting a few new-home builder’s spec homes before making up your mind. Once you’ve found the home of your dreams, I don’t think you’ll be surprised to realize that it was a brand new home in the end!

Building a new home offers a lot of advantages to a prospective home purchaser. They can make the home exactly the way they want it (instead of having to make due with a previous owner’s design choices). Another bonus, is many home builders are currently looking for work given the relatively soft real estate market nationally, so you may be able to negotiate a better deal now than in any of the more recent years previously.

I agree with the comments above, but I would also like to add that new construction homes, appreciate faster than a resale property. Once the development/subdivision is complete and all homes have been built, the appreciation begins and home owners can expect better appreciation rate than on a resale property.

In the Minneapolis real estate market, there are some additional benefits to purchasing new construction. One huge one is that there is a statutory ten year warranty on all homes built in Minnesota. Mechanicals are covered for two years and structural issues are covered for ten. This warranty does transfer to the buyer, making it attractive to buyers in the event that you build but don’t stay too long.
