The “On Par” program remedies the value disparity between the Canadian and US dollars, with Fulton Homes picking up the slack, and paying the difference. On a typical model in Ironwood Crossing, a popular Fulton Homes development in Queen Creek, AZ, a buyer would save about $2,100 in the conversion of the CAD $201,745 purchase price to USD $203,832. Fulton Homes builds new homes in Chandler, Gilbert and Queen Creek.

As part of the Canada-Arizona Business Council (CABC), Fulton Homes has been courting Canadians looking to establish vacation homes in the golf- and leisure-rich “Valley of the Sun.” Douglas Fulton, the company’s CEO stated recently that the company is seeking to address the needs of Canadian homebuyers looking for a great “cold-weather escape,” at a value price. Thus the development of programs such as “On Par,” which aim to make the transition to US homeownership an easier one for interested neighbors to the North.

The stated goal of the CABC is to strengthen economic ties between Canada and Arizona, and the council has been heavily supportive of growing amenity services which target vacation travelers. A fruitive example of their efforts is the new daily, non-stop flights from Montreal to Phoenix, provided by AirCanada; the flights began in November 2010, and the airline will be building on the new non-stop services through Spring of 2011. Such ease of travel will be welcomed by individuals looking to go South during cold winters, and makes the Phoenix area more attractive for “Sixers”—individuals who may spend half of the year in Canada and half of the year in Phoenix—and appreciate the speed with which they can get from one home to the other.

As for Fulton Homes, the influx of Northerners looking to capitalize on Phoenix’s resort lifestyle is welcome, indeed. The company has faced headwinds in its attempts to lure buyers for its new homes, as they navigate through an economy rife with competing communities that are ripe with foreclosures. As Northern buyers explore the opportunities and risks of purchasing a foreclosure, Fulton Homes has adopted a strategy that stresses the security of purchasing new, fully-warranted homes, versus the looming unknown that can come with buying a distressed property. The strategy is working, apparently, and the Ironwood Crossing community ranked as one of Builder Magazine’s Top 10 Best Selling Communities in America in 2009.
