I've also read that baby boomers are turning away from small mansions in favor of smaller homes like the ones in which they grew up. Many baby boomers in San Diego were raised with two parents and 3 children in a 3 bedroom 2 bathroom house with around 1,200 square feet of living area. Looking back, those were often some of the happiest years of their lives. They are nostalgic for days gone by.

I agree with this trend of getting back to the basics. There is a false sense of security when everything around us seems prosperous. Many live for the moment thinking it will always be "Grand". I also think buyers are re-evaluating what is important. Doing things that create memories may outweigh covering yourself up in the 5000 sq. ft. house debt.

Luxury homes are still plentiful here in Las Vegas, but there is a very healthy interest in more energy efficient homes as well.

In the Chapel Hill real estate and Durham real estate markets we are seeing the same trend; people are moving away from purchasing McMansions. Unfortunately, this has left us with a great deal of upper end properties on the market. I am, however, seeing a number of people downsizing to stay within their means.

I'm glad to see this trend. I think that we as Americans often "super-size" everything we can. If we can lessen our ecological "footprint", I think we would ALL be better off...

This is also taking place in my town, and I like it. With a market for homes over $350K virtually non-existent, the trend of a smaller, efficient home at a reasonable cost in a friendly neighborhood is picking up momentum.
A luxury golf-course commmunity here has changed the second and third phases of their development to mirror this.
