Homeowners that are trying to sell a home in this flooded market should do everything possible to make sure their home is appealing to potential buyers. This doesn’t mean that they need to add a pool to the backyard or add a patio, but they should do something to make sure that their home has better curb appeal and has a feeling of cleanliness inside.
Fixes to the look and feel of a home don’t always have to be expensive. Here are some fixes that can be done to your home to add to the appeal for potential buyers:
Landscape
The condition of your landscaping can either help you out or hurt you. One of the first things a potential buyer will see when coming to view your home is your landscaping and when it comes to selling a home, first impressions are very important. Making sure your lawn is free of weeds and that dead bushes, trees and plants are removed won’t cost you anything more than your time, but the impact on the curb appeal of your home will be substantial.
Paint
A fresh coat of paint can make all the difference when it comes to making the outside or inside of your home look clean. If you do decide to paint the inside of your home, try to use neutral colors like white or beige. While some colors may be appealing to you and some buyers, they could also turn other potential buyers away.
Flooring
No potential buyer wants to move into a home with dirty, stained carpets and damaged flooring. If the tiling and carpets are too dirty to be cleaned with steam cleaners or by professional floor cleaners, you might need to look into replacing them. Some buyers don’t want to do anything when they move into a home, flooring that needs replaced could send buyers walking.
Fixtures
The word “fixtures” applies to lights, fans, faucets, mirrors, vanities, curtain rods, etc… While it doesn’t seem that these inexpensive items would make much difference in the appeal of the home, after you decide to add a few you will notice a dramatic improvement in the look of your home. Most of these items can be purchased for under $50 individually; some are a couple dollars.
Cleanliness
If you know that buyers are going to walk your home, you need to make sure that it stays clean. Wash the windows, sweep and hose down the carport and garage, rinse the exterior walls, mow the lawn, vacuum the carpets, mop the tile and scrub the counters. Remember, soap and water is inexpensive, the only thing that is keeping your home from being clean is you investing the time into it.

Great advice for sellers! It is always amazing how fast listings will sell once the sellers actually do what we tell them to do. Do they not think we know what we are talking about?
Matt has a good point: that a purchase can all boil down to prices. I agree with you to a degree since all buyers are limited by their budget whether they like it or not.
But given a choice between different houses on the same price range, I would say a homebuyers would definitely choose whatever stood out for them or the house that they felt a connection with.
Like it or not, most of us dont use solely reason when making decisions, as classical economists have pointed.
I don’t like to see advice like “make sure your lawn is free of weeds”. I have never seen a “green” lawn that was weed-free yet! Thank god where I live people think dandelions are beautiful and a natural part of the lawn.

This is very good advice. One important thing when trying to create a good first impression is the condition of the front door and area surrounding it. When an agent is standing at the door trying to get the key from the lock box, the buyers will stand there for a few minutes and really look around at every detail. If all looks good, they will have positive thoughts upon entering, but if not, they may walk inside and start looking for other problems.A positive first impression goes a long way in any market.

You make some great points here. I completely agree that curb appeal in necessary and that you need to keep up the outside image of your house. However, you can’t neglect the inside of you home either. The exterior will attract buyers, but the interior will get them to ope their wallet, and purchase your home.
The idea is to grab a buyer’s attention and keep it. Walking up to a well maintained, inviting home really makes a difference. I would also remember to update your mailbox if it sits outside of your home. A mailbox that complements the home can help add to your home’s curb appeal.
