Brookfield Homes’ San Diego/Riverside division has broken ground on the latest master-planned community to be constructed in the Carlsbad, California area. The Foothills, located just east of El Camino Real and only three miles from the ocean, will feature 400 home sites throughout the 157-acre community.
The Foothills’ grand opening is expected to take place during the first quarter of the new year. At the moment, the residents-only recreation center is being erected, which is found at the center of the community. When finished, the recreation center will offer residents a resort-style swimming pool, children’s play pool, paddle courts, picnic and barbeque area, yoga facilities, and a green belt, all on 2.6-acres of land.
The first phase of construction includes single-family homes located at four featured neighborhoods. New homes at The Foothills will range between approximately 1,700 to 3,000-plus square feet, and are expected to be priced from the $500s to $700s. When The Foothills is fully completed, neighborhoods will be connected through pocket parks and a trail system. In 2010, the Carlsbad Unified School District plans to break ground on a new high school campus; planned to open in the fall of 2013. In addition to the four neighborhoods planned during the first phase of construction, future phases will include a fourth single-family neighborhood, a commercial office building, RV storage facility, and a 13.5-acre City of Carlsbad community park with a lighted, multi-field soccer complex.
Nearly half of the property at The Foothills will be preserved as permanent open space, providing a key connection to the habitat management program for the City of Carlsbad.
“The Foothills is the beneficiary of eight years of collaborative planning and design,” said Lora Heramb, vice president of sales and marketing for the Del Mar-based homebuilder. “We are delivering a fully integrated new community with an assortment of housing styles, new schools, new parks and recreation facilities and a tremendous buffer of open space.”
