Unless a seller is trading down (smaller dwelling in less expensive area/country - or renting!) after selling their home most won't see the benefit of a rise in house prices because they're buying another house - which has also risen in price. Personally despite the talk of the property slump leveling out I don't think we've seen the worst of it yet. Banks aren't lending and unemployment is rising.

thanks, some good pointers. renting can really be money down the drain. but if the price falls are really rapid then renting may be a good option for now. although with low interest rates saving for later doesn't provide much benefit

Everything has a good and bad of its own. So mortgage is also good as well as bad sometimes. To buy a house we have to take mortgage and to be good at credit reports we have to repay that mortgage timely. Getting a mortgage is also dependent on credit report. These days lenders are putting more restrictions on mortgage because of the market and also the credit crunch.

In my opinion, before getting a mortgage, we must first weigh its pros and cons. It's difficult to just jump into a decision when later sooner or later it may cost you more problems.

You know, I've read many articles on this topic, and this one makes more sense than most of them. While it pays to really weigh the decision before buying a home, you have to look at factors you might not have considered before. Thanks for some great thoughts!

Great guidelines to follow, but its hard to gamble anything for now, especially if you're in a tight budget.

If you are a mover then just continue renting there is no reason getting a mortgage.

Securing a perfect home for you and your family can be overwhelming. It involves a lot of time as well as a lot of major decisions. Assess your financial capabilities to pay before availing of a home loan. And understand the various types of home loans so you will be able to choose the best home loan that is right for you.

Awesome post. The information you laid out makes sense. I was considering renting before, but this started to make me consider just flat out buying, but it depends I guess on my ultimate need.

If I need something more available for just leaving, I don't think buying would be a good idea, especially if it ends up in short term on 2 year runs? Or would that open the opportunity for me to rent out that location while jumping into another?

Might have to consider this further, lol.
