Buying a new home is an enormous task that requires a lot of time, patience and effort; at the same time, it is an incredibly exciting experience. If you are looking for a new house, you might want to consider doing the four things below before beginning your search for a new home. They might help make the buying experience smoother and ensure that the home is the right choice for your family.
Make a list of things you definitely need, and stick to it – When you are looking for a home, the excitement of seeing a well-decorated beautiful home may make you forget that you need a large backyard or that you wanted a kitchen with stainless steel appliances and granite countertops. If you have always wanted something in a dream home, don’t settle for less, there are plenty of opportunities available so make sure you new home, is the right home.
Search for a home builder before searching for a home – Deciding on a home builder may be as important as deciding on a home. Home builders are different, they have different building procedures, use different materials, offer different warranties and provide different standards of customer service. Before starting the search for your new home, search for a few home builders that you know have a good reputation and build a good product. You can find information about home builders online and from friends and family; if a home builder isn’t online and is not known by friends or family, check to make sure they’re in good standing with the Better Business Bureau. By putting a list of home builders together before looking at homes, you’ll eliminate a large majority of homes that would have been eventually eliminated, and you will save a lot of time.
Get pre-approved for a mortgage – Most home buyers don’t want to get approved for a loan until they find a home they want, and many of those buyers end up disappointed because they can’t find a loan for a home they love. By getting pre-approved for a home loan, you’ll know how much home you can comfortably afford and you won’t waste time sifting through homes that are not a real option. Contact a lender and get pre-approved before you start looking for a home, it will save everyone time.
Hire a real estate agent – Real estate agents can be an incredible resource when looking to buy a new home. A good agent knows their market; they will know if a home is priced correctly and can help you decide if a house is a wise investment. Real estate agents have access to more tools and are experts at locating available homes. They will make sure that you don’t miss out on the perfect opportunity. Don’t’ forget, as a home buyer, you don’t have to pay for an agent’s services. Finally, real estate agents will negotiate for you and take care of all the necessary paperwork; they’re also a good resource for finding all the little things that are needed during a move.

Buying a new home is an enormous task that requires a lot of time, patience and effort; at the same time, it is an incredibly exciting experience. – Well said. Great tips and guide to tipped us here. We are also looking for a new home, your advice will surely help us!
You are absolutely correct. I have found in 20 years of selling real estate that the majority of buyers are willing to follow these steps once they are aware of them. Their willingness to follow through with your advice makes for a much more pleasant transaction, for everyone.
Thank you for pointing out that people need to get pre-approved before looking for a house. It saves EVERYONE involved lots of time and frustration. The buyers, the sellers, and the agents. I hated to hear that someone who liked the house I was selling wanted to make an offer but couldn’t until they were pre-approved. Guess what? They ended up not getting approved for the amount they needed and everyone was back at square one. Can you tell I’ve tried to sell a house before? Good information.
You hit the nail on the head with getting pre-approved. In a slow market, like what we are seeing in most cities right now, buyers without pre-approval just won’t be taken seriously. I usually tell home buyers to get this out of the way first, before they even spend their time / energy with house hunting. Nice work. ~Brandon
