Yes, it’s true that there are other factors like: location, condition, positive/negative cash flow, zoning, etc., but that’s just part of the equation, NOT the answer.
First of all…at the right price EVERYTHING SELLS…NO EXCEPTIONS! So if you’re selling, and your property isn’t getting the “action” you need, it’s OVER PRICED! Your property doesn’t know or care what you paid for it and it doesn’t matter how much you owe on it or what you need to walk away with from the closing table. The “market” will determine its value. It’s called supply and demand. It’s that simple!
Second, if you’re buying, hire a full time REALTOR® with years of EXPERIENCE and the CREDENTIALS (designations) that make him/her an EXPERT. Hire the best individual for the job, just as you would if you were looking for a doctor to perform surgery on you or an attorney to represent you in a legal action. It’s that simple!
Remember, everybody thinks that they are a real estate expert. And anyone can buy and sell real estate. It doesn’t have to be complicated. It’s that simple!
So, if you’re buying or selling real estate, hire the best REALTOR® and make him/her a trusted member of your team. It’s that simple!
