			<content:encoded><![CDATA[<p><img class="alignright size-medium wp-image-1628" title="avoid-foreclosure" src="http://www.newhomessection.com/arizona-real-estate/wp-content/uploads/2010/03/avoid-foreclosure-300x300.jpg" alt="Stop foreclosure image" width="210" height="210" />Let&#8217;s face this fact; there are problems with housing in Arizona.  To not acknowledge it would be disingenuous to the residents in this state.</p>
<p>That&#8217;s why we applaud the state legislature for trying to pass a new law which will allow homeowners who have lost their homes to foreclosure to have the option of renting the house for up to a year.  This isn&#8217;t for everyone, though, just those homeowners who have lost their homes because the value of their home dropped drastically and is less than the median price of homes.</p>
<p>There are a few reasons for doing this.  Arizona is one of those states with high unemployment, but high rates of foreclosure.  That second fact sometimes makes it hard for people to find a place to live, since that goes on their credit report.  Also, it stems the possibility that banks, who might feel as though this hampers them because what&#8217;s the point of foreclosing on a property if they&#8217;re forced to rent to the previous owners, might suddenly decide that loan modification is a good thing to do, something that federal government has tried to get them to do with limited success.  And, since it was bad bank deals that put these homeowners into this position in the first place, it would give them a taste of what they put homeowners through whom they should have been trying to protect to begin with.</p>
<p>It was probably too much to hope that the banks would work this out on their own, but maybe there will be some kind of relief for those homeowners who have been beaten up to this point.</p>

They&#8217;re not only a premiere luxury home builder throughout Arizona, though based in Scottsdale, but they&#8217;re an award winning company, having twice won the Residential Design &#038; Build Excellence Award (which they won in 2008 in three categories for Custom Home of the Year, Over $2.5 Million), the 2006 MAME (Major Achievements in Marketing Excellence) Custom Home of the Year, Under $2.5 Million, and the 2006 Gold Nugget Award Award of Merit for Best Custom Home, Under 5,000 sq. ft.</p>
<p>Created in 1986, Tony Calvis &#038; Gary Wyant decided they wanted to build customized luxury homes that were also environmentally friendly.  Their designs fit the southwestern flavor on the outside, blending elements of both traditional and modern aesthetics.  This isn&#8217;t an organization that puts out a lot of homes in a year; they don&#8217;t have their own home community.  Instead, they&#8217;ve build around 200 homes since their creation, and have homes in some of the top communities around the state, including Phoenix and Scottsdale.  Because of the prices of the homes they build, they&#8217;ll spend months working with a client just on their vision before starting the design, because they want to make sure they build exactly what the client wants.</p>
<p>Their homes are in some of the top communities throughout the state, and every style is unique.  If you have a couple of million to spend, Calvis Wyant should easily be near the top of home builders you should check out.</p>

<p>Next there&#8217;s The Arizona Housing Finance Authority, which offers two bond programs and a mortgage credit certificate to assist prospective home buyers in Arizona.  This can help you get financing for your home, most of it tax free.  The Authority can also help those who are trying to rent apartments with down payments as well.</p>
<p>Finally, there is a program coming from a company called The Lending Company, which offers ways for new and low income home owners to get a home by putting only 1% of the cost of the home as a down payment.  They&#8217;re also able to offer qualified candidates a gift for as much as 2.5% of the down payments of a home.  This one has a minimum FICO credit score of 620 required to qualify for any assistance.</p>

It also increased its market share in the Tucson area, moving up to 16%.  There have been more than 5,000 homes sold in the area since it opened in 2001.</p>

R. Horton Homes; Pulte Homes; KB Homes; and Del Webb.  It&#8217;s so large that it has its own homeowners association, which is managed by Lewis Management, as well as a clubhouse that&#8217;s also a full-service recreation center with fitness equipment, dance and aerobic studios, and an adults lounge, a park system which includes the Safari Trail, Bark Park, and Desert and Butterfly Gardens, a kiddie train, a water park, and access to Sahuarita Lake, a man-made lake that offers a respite from hot summer temperatures.</p>
